Seeking a talented and experienced Construction Project Manager specializing in Healthcare Tenant Improvements.

SNI Companies is partnered with a large Commercial General Contractor/Development company based right here in Denver, Colorado. Additional offices are located in New Mexico, Arizona and California. Our client has successfully built commercial, housing, government, industrial, institutional, environmental, heavy engineering, technology and utility projects throughout the United States.

Healthcare Project Manager Duties:

Managing multiple projects and a team to execute them (5+simultaneously, ranging from $1,000,000 to $5,000,000 annually) and is responsible for the site's overall financial performance.
- Responsible for CPM scheduling, project cost control, office P&L, risk management, and contract administration.
- Ensures that all employees are treated justly and professionally.
- Manages the performance management process at the local level: communicates performance expectations, uses effective coaching and mentoring practices to accomplish the objectives, and constructively addresses performance problems.
Responsibilities include:
- client interface, client satisfaction, contract administration, personnel administration, cost estimates, proposals, project financial management, subcontract agreements, project staffing, purchasing and schedules, enforcement of quality control and site safety, health, and substance abuse programs, developing and maintaining project records and project documentation, managing the data based management system, preparing reports and providing required input to corporate management.
Position Duties:
- Meet with Contracting Officer (or representative) on regular basis to discuss project status, determine client satisfaction and take immediate action to respond to any problem areas.
- Manage the project in accordance with contract requirements.
- Respond in a timely manner to all contract agreements, instructions, and inquiries from authorized government personnel.
- Enforce Quality Control Plan and implement Site Safety, Health, and Substance Abuse Programs.
- Attend pre-construction, progress and other project meetings; and provide minutes.
- Manage the management of delivery order execution in accordance with contract requirements and project management procedures.
- Attend pre-issuance site visits to determine existing conditions and client needs.
- Manage the development of detailed project scope of work to include drawings, renderings, preliminary approximations of types of materials to be used and basic quantity counts.
- Review the proposal scope of work, specifications, and drawings to ensure they clearly define the project requirements and client expectations.
- Perform independent review of estimates based on technical specifications, scope of work and drawings or sketches; to include detailed quantity take-offs for - each job order and enter line items into on-site computer containing the Unit Price Book software.
- Confirm all necessary line items are included in the estimate and any unnecessary items are excluded.
- Manage the development of project work packages for each definable feature of work and solicitation of detailed proposal information from at least proposals for each work package.
- Manage the coordination of subcontractor buyout; to include arranging and attending site visits with subcontractors, tracking subcontractor proposals and entering required data in project management software.
- Review project cost requirements to ensure compliance with project requirements and our procedures.
- Establish and maintain project start, progress, and completion schedules.
- Perform required coordination with project architects and engineers.
- Manage negotiations with subcontractors.
- Review and approve detailed subcontractor agreements.
- Manage submittal process.
- Manage development of detailed project schedules.
- Manage project close-out; to include obtaining required documentation, assisting in pre-final inspections and As-Built drawings.
- Prepare yearly budgets and revenue forecasts.
- Manage project general conditions, to include staffing requirements.
- Manage monthly revenue and margins; ensure that financial requirements are attained for each project.
- Review and approve monthly project cost reports.
- Generate and review monthly project cost reports to manage project cash flow and over/under billings.
- Assign or hire additional staff as needed to respond to fluctuations in volume of work.
- Conduct weekly staff meetings to ensure timeliness and quality of delivery order work.
- Ensure compliance withour Health, Safety, Environment and Quality (HSEQ) guidelines and procedures along with all local requirements (OSHA, USACE EM385.1.1, etc.).
- Responsible for notifying supervisor if an HSEQ infraction is observed.
What You Need for this Position
- Leadership experience: Experience managing multiple projects and a team would be a very strong plus.
- B.S. degree in Construction Management, Engineering, or related field plus a minimum of ten years' experience or a minimum of fifteen years related experience in the construction industry with a commercial and/or or industrial general contractor.
- Extensive experience in the management and coordination of multiple projects and employees at multiple sites or large projects at a single site.
- Experience with JOC contracts.
- Expertise in producing detailed fixed price estimates and has the ability to use RS Means, r unit price books to produce detailed line item estimates when necessary.
- Expertise with MS Project/Oracle P6 required.
- Knowledge of Primavera and unit price software for JOC.
- Experience with estimating and scheduling software, proficient in Project Management software.
- Thorough knowledge of construction means and methods.
- Excellent understanding of the principles, methods, and techniques of Engineering.
